No loud noise all times. Quiet hours are observed from 10 PM to 9 AM. No sound should be heard from the property line. Neighborhood is very peaceful,so please do not disturb the peace and tranquility.
Porcelain floorings are slippery. Please be cautious at all times.
Vehicles must be parked on Grass near fence on either side of the property.
Guests need to put all the furniture back after the use.
Hot tub temperature can reach to 102 F degrees. Pool temperature can reach up between (80-85 F), But during winter temperature can only reach anywhere between 70-80 F.
Please note that spa heating depends on outdoor temperatures. With the unusually cold weather below 60s, the spa may turn on but may not reach full hot-tub temperature or maintain heat consistently or may shut off automatically to protect the equipment. We appreciate your understanding.
Either hottub or pool heater work at a time and will be turned on remotely.
Pool timings are from 6 AM to 12 AM. Pool may run a maintenance cycle of filtering water from 12 AM to 6 AM.
Best Performance for pool : if air temperature is above 70°F.
Reduced pool Efficiency: Between 60-70°F; they'll work but slow down and use more energy.
Icing/Damage pool Risk: Below 60°F, they can ice up and spend more time defrosting, and prolonged operation below 45-60°F is risky, potentially damaging the unit. If icing on pool equipment is noticed please let us know and we can turn off the pool remotely. This is rare for Florida weather, but possible scenario during cold waves.
No fireworks allowed. Small ones which are store bought locally are fine and strictly before 10 Pm.
Property is under constant upgrades, please let the hosts know if there are any objections.

Sep 29th 2025: It was mentioned by guests that there were some bees on the external deck. Greenview pest control resolved the issue. Please be cautious in case there are any leftover bees.
Noise monitors are installed in the property.

Cancellation policy
A deposit is part of the total rent payment and is non-refundable. In case of cancellation, the tenant will forfeit the deposit, and the remaining rent will not be charged.
