This beautiful home is nestled in the safe residential neighborhood of Northwood, surrounded by older and historic homes just one block away from the intracoastal waters of West Palm Beach. It is only 7 minutes from the world famous Palm Beach, Singer Island, Margaritaville Cruise port, Palm Beach Airport, Downtown and within 10 minutes of many white sand beaches. The home is fully renovated and stands out as the nicest property in the area.
The Palms is minutes away from world-class scuba and snorkeling sites. Peanut Island water shuttles are 5 minutes away and will take you to amazing snorkeling underneath crystal blue waters and thousands of colorful fish, manatees and sea cows. You are also minutes away from top scuba experience. Many diving destinations provide access to more than one wreck, but few have as many sunken vessels concentrated in a single area as does West Palm Beach. What truly sets this area apart is not in the total number of wrecks, but more in their placement, which in many cases are close enough to one another divers can actually explore two to four wrecks on a single submersion.

HURRICANE/SEVERE WEATHER POLICY
Florida is subject to hurricanes, tornadoes, tropical storms, water spouts, and other high-wind events. Hurricane season in Florida runs from June to November, with the peak months being August/September.
BOOKINGS IN HURRICANE SEASON (June-November):
They are RARE, but, if, at any time, The Palms is under a tropical storm/hurricane watch, where the “incidence cone” is expected to remain focused on our geographic region, with projections of a category strength of one (1), or more:
• You have the option of cancelling the remainder of your stay, at no penalty to you, if we are within the published incidence cone, at seventy-two (72) hours prior to landfall;
• At forty-eight (48) hours prior to your arrival, if we remain in the incidence cone, we will, regretfully, have to cancel your booking. Our buildings are wood-frame/stucco, and not secure enough to be safe in a high-wind event.
Weather-related communications outages may impact our ability to contact you, but we will make every effort.
Your charges for your stay will be refunded, if already collected, by Airbnb.
We will provide you with a voucher to use at a future date, that is valid if The Palms WPB is operational.
ACTIVE STAYS WHEN A HURRICANE IS APPROACHING:
If you are staying at The Palms when it falls under Tropical Storm/Hurricane Watch, with our property within the published “incidence cone” within forty-eight (48) hours, while you are staying with us, if the storm has the potential to reach a Category 1 level or greater, we will advise you to curtail your stay, and make arrangements to leave the area.
While we have hurricane windows and doors, our proximity to the intercoastal waterway puts us in an evacuation zone. You agree to depart the premises when requested to do so by The Palms staff, or the local authorities.
You will be advised of any changes in your entrance, or exit, for either of our buildings, if management deems that your safety is at-risk.
If we are forced to close, the remaining balance of your stay will be credited to you. If you booked through a service, see their policies for such a credit, if any. If you booked directly with us, you will receive a voucher for a future stay if we are operational.
If we are notified by the news and/or National Weather Service that there will be a window where a hurricane, of any category strength, will pass through our area, we will close the house(s) down 48 hours prior, or as soon as is possible, and ask all guests to vacate.
We will provide you notice, in writing, by a service’s direct messaging system, by email, or on paper, or all of them.
Your reservation in progress will be cancelled. You will be credited with your remaining stay. You are responsible for your own safety, and evacuation plans, in such a circumstance.
Be aware of news on the hurricane’s path. Check on, and book the necessary flights, rail, or auto transportation to leave the hurricane’s projected pathway.
Florida gets very hot and humid. Our thermostats are set automatically to try to cool the home to 71F. It cannot go lower than this without potentially damaging the A/C. Please do not try to adjust it any lower to avoid possible equipment damage which can result in additional charges. Please let us know if the home is too hot and we will do our best to resolve the issue. We do provide several fans throughout the home so please use these as much as possible. We appreciate your understanding.
The hot tub is maintained weekly to make sure it is sanitized and safe to use. The maintenance company will be accessing the hot tub area once a week for 10-15 minutes in order to do this work. Please keep the the hot tub COVERED when not in use for safety and to keep debris and leaves from falling into the water.
The home also has landscape areas that is maintained weekly by our maintenance team. They will be accessing the exterior once a week to mow the grass, take care of the shrubs and trees, remove weeds and clean the area with an air blower.
Also, our home being in South Florida is located in a tropical climate zone . It is possible, but highly unlikely, to see lizards, snakes, exotic reptiles, iguanas, raccoons, alligators, and other wild animals, as well as all kinds of bugs, including, but not limited to, mosquitoes, ants, honey bees, palmetto bugs, roaches, termites, etc. on the property.
Per Airbnb’s listing requirements, we are, therefore, required to notify you.
We employ a professional pest control company that treats our home on a regular basis to prevent any issue from bugs and to deal with all of these creatures. If you come across any of them, please contact us via Airbnb’s Direct Message. We will work to take timely action to deal with anything that you may discover, both inside your space, or outside, on our property.
Many of these creatures are free-roaming. While we maintain our property, we do not have control of anything that occurs on neighboring, city, community, or HOA properties, and cannot be held liable for their maintenance of same.
NOISE POLICY
To prevent parties, unauthorized events or excessive number of guests, the home is equipped with the Minut noise detector. This will detect overly loud parties or large groups in the property and alert us. This helps us prevent any disturbance that will annoy neighbors or violate the noise ordinance in the community. Any violation may result in immediate eviction and additional fines for any damage.
LATE CHECK-OUT FEE
Any unauthorized late check-out past 10AM is subject to a $100 fee.
PROPERTY MAINTENANCE
There are people, who will service the property, during your stay, including, but not limited to:
