Our master bedroom has luxurious bedding with a Full size bed, double closets, and a smart 55" tv. You can relax in the outdoors patio area leading from the living room to a private courtyard where you can dine, bbq and lounge! Your serene and luxurious petite abode awaits you! Our apartment is a 1 bedroom with 1 bathroom, featuring private in unit washer and dryer, all stainless steel appliances, wine chiller, central a/c, cooking island and so much more. our master bedroom has a Double Bed with double closet space and a 55" smart tv. Outdoors you will find a lounge area with a dinning table, umbrella and bbq grill for your enjoyment. Guest will have access to their unit with their own private entrance, 1 car garage and courtyard area. We are always close by should guest need us. We can be reached thru the Airbnb platform or directly to our cell phone. We are centrally located in the Antique Row District of West Palm Beach. We are 7 minutes south of the Downtown area and within 15 minutes to the beaches. After booking, you’ll receive a secure verification link. Please complete it at your earliest convenience. Check-in details and access instructions may be shared only after verification is completed, so completing this step promptly helps avoid any delays. Submitting a request does not guarantee approval, so we kindly ask that you wait for written confirmation before planning around any optional service or amenity. If you’ll need a Pack ’n Play for your stay, please reach out before booking to confirm availability, as it is not stored on-site and must be reserved in advance. ⸻ Checkout & Late Departure Standard checkout time is 11:00 AM. If you’d like a little extra time, please request it in advance so we can do our best to accommodate you. Any unapproved late checkout will be charged according to the late checkout fees listed above. If a late departure impacts our cleaning schedule or requires us to reschedule our team, a $100 cleaning rescheduling fee will apply in addition to the applicable late checkout fee. ⸻ Starter Supplies Provided We provide a starter set of essentials including toilet paper, paper towels, laundry detergent, and a propane tank for the BBQ grill. Once these items are used, guests are responsible for purchasing additional supplies as needed during their stay. ⸻ South Florida Climate & Pest Notice South Florida’s warm, tropical climate means insects and mosquitoes are naturally present year-round, especially during the rainy season (May through October). While we take preventative measures, occasional indoor or outdoor sightings can still occur. The property is treated with professional monthly pest control along with preventative maintenance between stays. To help keep the home comfortable, we kindly ask that doors and windows remain closed whenever possible. If you notice anything concerning, please let us know right away so we can promptly coordinate our pest control provider and/or cleaning team. ⸻ Long-Stay Cleaning Policy For stays of 28 nights or longer, a supplemental cleaning fee equal to the initial cleaning fee is required. A payment request will be sent through the Airbnb Resolution Center after check-in. ⸻ Pets, Emotional Support Animals & Service Animals We welcome pets and our listing is pet friendly. However, “pet friendly” does not mean pets are automatically included or permitted without notice. All pets must still be disclosed and approved prior to arrival and reflected in the reservation. Our standard pet fee is $150 per pet, per stay, with a maximum of 2 pets, unless otherwise approved in writing. Pets & Emotional Support Animals (ESAs) For our Florida short-term rental properties, an Emotional Support Animal (ESA) is an animal that provides comfort, companionship, or emotional support related to a disability but is not individually trained to perform a specific disability-related task. ESAs are different from trained service animals. Where permitted under Florida law and Airbnb’s applicable policies, emotional support animals are treated under our standard pet policy and the $150 per-pet fee applies. The pet fee helps cover the additional cleaning and preparation associated with accommodating animals, including additional pet-hair removal, sanitation, and preparation of the home for subsequent guests. All pets and ESAs must be disclosed prior to arrival and are subject to our applicable animal house rules. Trained Service Animals A qualifying service animal is not considered a pet. It is an animal individually trained to perform work or specific tasks directly related to a person’s disability. We do not charge a pet fee for a qualifying service animal as required by applicable law and Airbnb policy. We may ask only the limited questions allowed under applicable law and Airbnb policy. Damage & Extraordinary Cleaning Guests remain responsible for actual damage caused by any animal, including a pet, ESA, or service animal. Where permitted by applicable law and Airbnb policy, additional charges may also apply when an animal causes damage or requires extraordinary cleaning beyond the property’s normal turnover cleaning. Please disclose any animal accompanying your reservation before arrival so we can properly prepare the property and ensure your reservation is handled in accordance with our Florida property rules, applicable law, and Airbnb’s assistance-animal policies.
