The space
This little oasis makes a perfect tranquil getaway for everyone seeking a relaxing, serene atmosphere with all the sophisticated amenities.

Guest access
Guests have access to the entire studio. There is no access to the backyard as that is a private area that is part of the main house which is separate. Please keep the sliding door locked at all times and do not exit to the backyard area without prior authorization from the owners.

Other things to note
The home can sleep up to 3 people. The King bed can accommodate 2 and there is a couch for a 3rd guest.
If you would like EARLY CHECK-IN or LATE CHECK-OUT please let us know in advance. We can usually accommodate this free of charge if the day is available. We’re very flexible!

We are located in Florida where hurricanes do happen. In the unlikely event of a mandatory evacuation by either the county or the Governor or FL, you must evacuate & will be refunded the nights you were unable to stay.

✹ We have security cameras at the front entry, garage, and sides of the home. We have the utmost respect for the privacy of our guests. There are NO cameras inside the home or the pool area for your privacy.

✹ Parties are not allowed. Our home is equipped with a Minut noise detector which helps us prevent any disturbance that will annoy neighbors or violate the noise ordinance in the community.

✹ Our home is located in a tropical climate zone. It is possible, but highly unlikely, to see lizards, snakes, exotic reptiles, iguanas, raccoons, alligators, and other wild animals, as well as all kinds of bugs, including, but not limited to mosquitoes, ants, termites, honey bees, palmetto bugs, roaches, etc. on the property. We employ a professional pest company that treats the property inside and out for pests. Please let us know if you observe any pests and we would be happy to call them for an emergency service.

HURRICANE/SEVERE WEATHER POLICY

Florida is subject to hurricanes, tornadoes, tropical storms, water spouts, and other high-wind events. Hurricane season in Florida runs from June to November, with the peak months being August/September.

BOOKINGS IN HURRICANE SEASON (June-November):

They are RARE, but, if, at any time, the area is under a tropical storm/hurricane watch, where the “incidence cone” is expected to remain focused on our geographic region, with projections of a category strength of one (1), or more:

• You have the option of cancelling the remainder of your stay, at no penalty to you, if we are within the published incidence cone, at seventy-two (72) hours prior to landfall;

• At forty-eight (48) hours prior to your arrival, if we remain in the incidence cone, we will, regretfully, have to cancel your booking. Our buildings are wood-frame/stucco, and not secure enough to be safe in a high-wind event.

Weather-related communications outages may impact our ability to contact you, but we will make every effort.

Your charges for your stay will be refunded, if already collected, by Airbnb.

We will provide you with a voucher to use at a future date, that is valid if we is operational.

ACTIVE STAYS WHEN A HURRICANE IS APPROACHING:

If you are staying at when it falls under Tropical Storm/Hurricane Watch, with our property within the published “incidence cone” within forty-eight (48) hours, while you are staying with us, if the storm has the potential to reach a Category 1 level or greater, we will advise you to curtail your stay, and make arrangements to leave the area.

While we have hurricane windows and doors, our proximity to the intercoastal waterway puts us in an evacuation zone. You agree to depart the premises when requested to do so by our staff, the owners, or the local authorities.

You will be advised of any changes in your entrance, or exit, for either of our buildings, if management deems that your safety is at-risk.

If we are forced to close, the remaining balance of your stay will be credited to you. If you booked through a service, see their policies for such a credit, if any. If you booked directly with us, you will receive a voucher for a future stay if we are operational.

If we are notified by the news and/or National Weather Service that there will be a window where a hurricane, of any category strength, will pass through our area, we will close the house(s) down 48 hours prior, or as soon as is possible, and ask all guests to vacate.

We will provide you notice, in writing,
by a service’s direct messaging system, by email, or on paper, or all of them.

Your reservation in progress will be cancelled. You will be credited with your remaining stay. You are responsible for your own safety, and evacuation plans, in such a circumstance.

Be aware of news on the hurricane’s path. Check on, and book the necessary flights, rail, or auto transportation to leave the hurricane’s projected pathway.

PROPERTY MAINTENANCE

There are people, who will service the property, during your stay, including, but not limited to:

• Yard maintenance crew;
• Pool man;
• Maintenance staff;
• Utilities employees

By booking, you agree to allow them on property, during your stay. We can provide you, at your request, with a list of days/times that such people are typically on property, but, as independent contractors, or agents of essential services providers, we cannot guarantee that those times are accurate. Our management, and maintenance staff, only enter the property at your written request, on Airbnb DM, or for emergencies. We will contact you, by Airbnb DM, if such a visit is necessary.

Cancellation policy

A deposit of 10% of the rental amount is part of the total rent payment and is non-refundable. In case of cancellation, the tenant will forfeit the deposit, and the remaining rent will not be charged.
